How the estimate works
The only source is the Montevia catalogue: 51 published, unsold listings with a stated price and house area. In the settlement you choose, the 6 listings closest to your house by area, plot, pool, furnishing and rooms are selected.
The estimate combines the median price per m² of those listings (70%) with their median price per sotka (30%). The median is used rather than the average, so a few expensive houses do not pull the result up. The range reflects the price spread of the similar listings and is at least ±12%.
Testing: when each catalogue listing is estimated from the others, the median gap to its real asking price is 9%, and 69% of listings fall inside the range shown (51 listings).
Prices are asking (starting) prices; the final agreed price may differ. The condition of the house, its documents and exact location change the result, so a precise price comes after a viewing.
