What a kupcha is and why it decides everything
In Azerbaijan ownership is confirmed by an extract from the state real-estate registry — commonly called a kupcha. The document records at state level who owns the property, the house and land area, and its legal status. A villa with an extract can later be sold, mortgaged or inherited without complications.
Which paperwork formats are risky
A handwritten note, a sale by power of attorney, or 'there's an order, the deed comes later' — each of these is a legal void. No bank will lend against such a property, no document will protect you in a dispute, and resale becomes markedly harder. Before paying a deposit, see the extract yourself and check that the areas stated in it match reality.
Frequently asked questions
How much does a villa with a title deed cost?
Our villas with a title deed range from 175 000 ₼ to 650 000 ₼. Proper paperwork is not a price premium here — it is the minimum requirement.
When can I see the deed?
At the viewing. We show the document up front — you can read the extract and verify the areas before any deposit stage.
Can a villa with a deed be mortgaged?
A property with an extract satisfies the bank's core requirement. The exact terms depend on the bank and the buyer's income documents, but unlike an undocumented property, the route is open.
Is there paperwork for utilities?
Yes. Gas, water and electricity run on permanent lines with meters and subscription paperwork in place — not a seasonal hookup.
